Pet Realtors Defy Sagging Housing Market

ORLANDO -- Sherice Ward adores her 3-year-old Labrador retriever, Lacey, so she and her family went looking for a new home, the dog’s needs were equally considered.

Ward says she heard from friends about a development called Avalon Park.

“It’s a very pet friendly area,” Ward said. “People are always walking with their pets.”

Pets and their families are a growing segment of the real estate industry, and catering to a specific type of clientèle in these tough economic times is a key to success, realtors say.

“It’s extremely important being in this industry,’’ real estate agent Marc Grossman said. “You can’t be something for everyone; you really need to develop your niche.”

Grossman is an agent with the Florida-based Pet Realty Network, which specializes in connecting people with pet-friendly agents and properties across the nation.

The subprime mortgage crisis, skyrocketing foreclosures and falling home values have battered the industry. According to a Standard and Poor’s housing index, home prices in the top 20 U.S. cities alone fell by a record 16 percent in May.

In this economic climate, agents must differentiate from their competitors, according to Pet Realty Network founder Rhona Sutter.

More than 10 million families moved with their pets last year, and while there are no definitive sales numbers, Sutter says that focusing on buyers with pets helps agents stand out in the market.

Developers such as KB Homes, which has nearly 1,000 homes in Avalon Park, are among those responding to the growing pet market.

“Some people, that’s their world,” KB Homes consultant Candice Roberts said of people that cater to their pets. “Whether it be empty-nesters who just have the dog and the cat, or just people in general.

“They’re single with pets, or a couple with pets. Pets are like their children.”


While KB says pet-friendly homes do not necessarily have more square footage, the building specs do keep pets in mind.

“People will buy a one-story home because they know their pets cannot go up and down the stairs,” Roberts said. “We have a wide variety of floor plans to offer homebuyers who have pets, to fit their needs and their pet’s needs.”

The open floor plans were a big selling point for Ward.

“It could accommodate her (Lacey) and she’s not under your feet, and tripping over her because she is a big girl,” Ward said.

Avalon Park also has a large dog park and dog-friendly restaurants. Residents can dine outside and do not have to leave their dog at home.
Focusing on pets means a win-win for everyone, according to developers.

“It’s just one more amenity to offer someone so you have the whole package,” Roberts said. “Not only do you love your home, but the pet loves your home as well.”

Regardless of when the housing market finally begins to recover, Grossman says demographics show that pets will only play a bigger real estate role in the future.

“It’s definitely a growing area because of the baby boomers,” Grossman said. “A lot of people are opting not to have children.
“It’s a major growing market.”

I would always take my pets needs into consideration when moving! I wonder who the pet-friendly restaurants are. I can just see dogs snatching food off people's plates or knocking over tables!! haha

I'm always surprised at how many animals are returned to their local shelter because the owners didn't consider the animals needs when they moved. Very sad.

Pets are family members too. Their needs should be considered. It makes it easier all around when everyone is comfortable in the home. I'm glad that more and more "pet friendly" services and places are coming into being.

I have an enclosed back yard, that is escape proof for my 5 cats to enjoy the outdoors risk free. Of course, we need to consider the animal children when we build or buy a new home

I cannot imagine leaving my dogs behind. They are family. Landlords need to keep this in mind!

We always kept our pets' needs in mind when we were picking apartments so when we bought our first house we did the same. Its really important now because some HOAs have their own rules about certain breeds, species, etc. You need a realtor knowledgeable in all of that. I do rescue work now & foster animals & have special requirements because of that. Our house, fence & neighborhood all fit the bill.

Well said. Our pets are definitely a part of the family so why wouldn't we make sure they're needs are met & they're comfortable & safe too? Its not like they're a table that you can sell because it doesn't fit in the room.

I'm glad we own our home and haven't had to go through the struggle of finding an apartment that accepts two rabbits and a giant golden retriever. It's great that there's a community like that, though. Murphy could find a lot of playmates!

What a great idea! We definitely picked our house based on the pets' preferences. I wish we would have had a pet realtor. It was very stressful trying to buy a house and sell a house when dealing with real estate agents who thought I should remove all pet items from the house in case potential buyers were not "pet people".

Avalon Park seems like a great place to live.

I think it's extremely important that pet owners think of their furry family members when looking for a new home. No way a big dog is going to be happy tied up outside of a condo all it's life!

A lot of people consider their dogs or cats their kids and they are a big part of the family and there are more places catering to the families with fur babies.

I purchased my home 19 years ago specifically because of my irish wolfhound,Seamus and whippet,Iymp. The rooms were large enough for furniture and for them to stretch out without being underfoot....the backyard has ample room for laps to be run and a stockcade fence for protection. They spent almost their entire lives here and if I ever move, I will look for somewhere as perfect for my current pets as possible. Kudos for this community being built.....wish there was one in my area.

A lot of people will buy, because people will not rent to people with pets. Owning your own home gives you the freedom to have a pet. It is really hard to have a pet, if you rent, so that is another reason that owning is a good thing for pet owners.

I wish my area would do something like that I would love to walk around a dog friendly neighborhood. At least there no one would call my Bull Terriers 'pit bulls' (huge difference). Thats really nice that they do have those types of plans in other areas!

I would definitely buy a home that is perfect for my entire family which includes my animal kids. My home is my sanctuary and part of my entire relaxation is being with my animal kids.. And it is so nice to see that everyone doesn't think they have to get rid of their animal because they are moving.

Really Zootoo....nobody loves their pets more than I do, but choosing a home based on the needs of one's pets that just may be carrying things a bit too far.

Now that I think of it, I actually adopted my dog Simone because the house and neighborhood was perfect for having a dog. Plus I was so close to work that I could go out and let the puppy out at lunch. My neighborhood is considered one of the most dog friendly in the St. Louis area.

I am totally one of those people! I hang onto this home in part because my dogs know where home is. The cat knows too. I had no children and have always had a dog, now I have 4 and they make my life complete. I have a Husband too, love him deeply, had the dogs longer! My animals will always have a home.
